RV Roof Sealant Types: Lap Sealant vs Silicone Coating

2026-10-15 · Sky Sealed

Walk any RV lot in Las Vegas and you will hear the same question: should I just re-caulk the seams, or do I need a full roof coating? Two products get named the most, and they are not interchangeable. Lap sealant is a bead used at edges, seams, and around fixtures. A silicone coating (or full silicone roof system) is a membrane-style layer that covers the roof surface and ties those areas together. Knowing the difference helps you avoid paying twice for the wrong fix before you bring the coach to a shop.

What lap sealant actually is

Lap sealant is the flexible caulk-style product you see around vents, skylights, antennas, AC bases, and where roof panels meet. Its job is local: fill a gap, seal a joint, and stay flexible as the roof expands and contracts in desert heat.

Lap sealant is a good tool when:

It is a poor long-term plan when the roof has many failed beads, chalking across large areas, or seams that keep opening every season. Spot-sealing those roofs often becomes an annual chore.

What a silicone coating (full system) does

A silicone roof system is different in scale. Instead of treating each crack as its own project, the shop cleans and preps the roof, then applies commercial-grade, multi-layer silicone with fabric reinforcement at seams and high-stress areas. The goal is one continuous membrane that sheds water and UV better than a patchwork of beads.

That approach fits when:

Sky Sealed applies this work shop-only in Las Vegas. There is no mobile crew. Your RV comes to 4416 Alderbaren Ave so prep, coating, and inspection happen in a controlled space.

Lap sealant vs silicone coating at a glance

Lap sealant Silicone coating / full system
Scope Local joints and fixtures Whole roof membrane
Best when Isolated small cracks Widespread aging or repeat leaks
Look afterward Spot repairs Seamless coated surface
Typical next step DIY or targeted shop reseal In-shop inspection and written quote

Neither product fixes soft, water-damaged decking by itself. Soft spots need inspection before any coating or bead goes on.

How desert UV changes the choice

Southern Nevada sun is hard on both materials, but in different ways. Lap sealant beads shrink, crack, and pull away from edges after enough heat cycles. Coatings can chalk or thin if they were the wrong product or poorly prepped. A full multi-layer silicone system is designed for that UV load when it is applied correctly in the shop. That is why Sky Sealed does not quote from a driveway photo alone: condition and prep decide the right path.

Price and warranty, without guesswork

Sky Sealed does not publish fixed package prices. Length, roof type, and condition all matter, so you get a written quote after an in-shop inspection. Qualifying full systems include a 20-year workmanship warranty, with the terms in writing before pickup. Lap sealant touch-ups and full systems are different scopes; do not assume a bead job carries the same coverage as a full roof system.

Frequently asked questions

Is lap sealant the same as a silicone roof coating?

No. Lap sealant is a local bead at seams and fixtures. A silicone coating or full silicone roof system covers and reinforces the roof as one membrane.

Can I just re-caulk every year instead of coating?

You can for small, isolated cracks if the rest of the roof is sound. If you are resealing many spots each season, a full shop system is often the cleaner reset.

Do you come to my driveway or RV park?

No. Sky Sealed is shop-only in Las Vegas with no mobile crew. Drop-off is by appointment at the shop.

How do I get a price?

Request a quote. Pricing depends on length and roof condition, and the final written quote comes after an in-shop inspection.
