Fall is when a lot of RVs start moving. Some Las Vegas owners head out for winter trips, and plenty of snowbirds roll into Southern Nevada to spend the cooler months here. Either way, an RV roof check before snowbird season is one of the cheapest ways to avoid a leak in the middle of a long stay. After a full desert summer, sealant, seams, and fixtures have taken months of heat and UV. A careful look now tells you whether you need a small touch-up, a repair, or a full roof system before you settle in for winter.
Why fall is the right time to look
Summer in the Mojave is hard on RV roofs. Long stretches of intense sun and hot afternoons followed by cooler nights cause materials to expand and contract day after day. By October, that can show up as:
- Hairline cracks in caulk around vents, skylights, and the AC shroud
- Lifting or shrinking sealant along the front cap and rear edges
- Chalky residue across rubber or TPO membranes
- Seams that look tight from the ground but feel brittle up close
Winter storms are less frequent here than in many places, but when rain does come, it finds whatever summer left behind.
A simple snowbird season roof checklist
Only go up if your roof and ladder are rated for it and you can do it safely. Otherwise, check what you can from a ladder and from inside, and leave the rest to a shop.
On the roof
- Clean a few key areas so you can actually see the sealant
- Look closely at every vent, skylight, antenna, and the AC unit base
- Check the front and rear caps where the roof meets the walls
- Run your eyes along every seam for cracks, gaps, or peeling
- Note any chalking, bubbling, or spots that look thin or worn
Inside the coach
- Look at the ceiling for stains, discoloration, or sagging
- Press gently around vents and skylights for soft spots
- Notice musty smells in cabinets near roof fixtures
Take photos of everything. They make it easier to compare later and to explain what you are seeing when you call a shop.
Touch-up, repair, or full roof system?
Not every finding means a big job. As a rough guide:
- One or two small cracks in caulk: often a targeted reseal
- Cracking at several fixtures plus worn seams: the roof may be aging overall, and patching one spot at a time can turn into a cycle
- Soft spots, stains, or a spongy feel: water may already be getting in, and the substrate needs to be inspected before any coating goes on
If you are patching a new spot every season, a full silicone roof system is often the cleaner reset. Sky Sealed applies commercial-grade, multi-layer silicone with fabric reinforcement at seams and high-stress areas, so the roof becomes one seamless membrane instead of a collection of patches.
Plan around your travel dates
The worst time to discover a roof problem is the week you planned to leave or the week you arrive for a long stay. Build in time:
- Do your roof check a few weeks before departure, or soon after you arrive
- Call early if anything looks questionable
- Book a shop drop-off for an in-shop inspection and a written quote
- Leave room in your schedule for the work and the walkthrough before pickup
